Access statement



Our apartments are situated in Lerryn on a working farm tucked out of the way in a beautiful part of the Cornish countryside. The village centre is approximately 1 mile away. Both apartments are set on one level and have one bedroom each that sleep two people (and a sofa bed that can sleep two more).

 Welcome and Car Parking


There is a car parking area with plenty of room for 4 cars. The car parking is concreted and even. You can park right outside the apartment door or in the car park (5 metres away).

There is a complementary pack on arrival including bread, milk, butter, jam and our own fresh eggs.


 Entrance to the property


The entrance to the ground apartment has a small ramp and the front door is 86cms wide. The entrance to the top apartment has its own independent lift, the lift door is 90cms wide. The front door is 90cms wide but a secondary door can be opened making the entrance 130cms if required. There is outside lighting for both apartments and the lift is fully lit as well.




The kitchen and lounge are open planed. Solid oak flooring throughout. There is a double sofa bed so you can accommodate more guests or carers. Teletext and Freeview available on LCD TV with remote control, DVD player, radio and CD player. Central heating throughout. Furniture in lounge is moveable. There is a dinning table measuring 75cms high with 4 chairs. Chairs are movable with padded seats and no arms. The kitchen worktop height is fully adjustable at the push of a button including cooker and sink. Electric hob. Microwave. Fridge with freezer. Washing machine. Smoke alarms.




Door width 80cms Two single electronic fully adjustable 3ft beds (cot sides can be provided if needed). Beds can be joined together to make a double if required. Tempor memory free mattresses for ultimate comfort. Electric ceiling hoist on rail over both beds. All bedding provided.



 Bathroom/Wet room


Door width 80cms. Sink with large mirror fully automatic at the push of a button, can adjust height, turn on taps, close and open plug and turn light on and off all at the push of a button with remote control handset. Toilet seat height 48cms high. Space beside toilet 65cms. Hand rails both sides of toilet. Electronic ceiling hoist. Shower can be enclosed or open for ease of washing. Full wet room flooring throughout.




The front garden is level has ample seating and has a small fish pond. Barbeque. The rear garden is raised and has steps or a ramp leading up to it, plenty of room for fun and games or relax with our tame Silke and Frizzle chickens.


 Games Room


Pool Table, 74cms high so children and wheelchair users can play. Dart Board. Toilet. Changing area. Additional storage if required.


 Additional Information


There are no stairs in either apartment and the doorways are wide for your ease, the apartments have been especially designed and built for anyone to come and stay regardless of there disability. Heating is provided by electric central heating. Information folder in apartment. Eden Project only 12 miles away. The apartments are no smoking throughout, although smoking is permitted outside. Guide dogs allowed.
